Thinking of renting?

THE TENANT FEES ACT 2019:

• Holding Deposit - To secure a property, the equivalent of one weeks rent is payable upon the landlord and tenant agreeing to proceed. This will be refunded against the first months rent, unless the tenant:
  - fails referencing due to misleading information
  - decides not to proceed
  - fail the right to rent checks
  - fail to take all reasonable steps to enter into the tenancy

       In which case this will be retained.

• Security Deposit - Maximum amount of the equivalent of 5 weeks rent, unless the rent is over £50,000 per annum, the maximum amount of the equivalent of 6 weeks rent.
   

RIGHT TO RENT:

• Please note: Anyone 18 years of age or over living at the property will need to be listed on the tenancy agreement and provide proof of their Right to Rent in the UK. Further information on this requirement can be found on: https://www.gov.uk/private-renting/document-checks
   

REFERENCING:

• You will be required to provide proof of address for a minimum of three years, a reference from your previous landlord or agent (where applicable) and pass the affordability checks.
   

MOVE IN MONIES:

• Once satisfactory references are obtained, you will receive a request for payment detailing all outstanding money due to Davidson Estates prior to moving in. We require cleared funds prior to the tenancy start date. Please note we only accept payment via Bank Transfer.
   

CHARGES DURING YOUR TENANCY:

• Rent Arrears Charges - These are set at 3% above the Bank of England base rate and are payable after the tenants fall into 14 days of arrears.

• Charge for Lost Keys -  Standard Key £20, Specialist Door Key £30, Key Fob £60 inc VAT

• Change of Sharers and Amendments to Tenancy Agreements - £50.00 including VAT

• Early Termination of Tenancy Agreement - At the landlords discretion, the rent is liable up until the day a new tenant occupies the property and to cover the landlords re letting costs, payable in advance.

 
TERMS AND CONDITIONS:

• Deposit - Your deposit will be protected by the Tenancy Deposit Scheme. (https://www.tenancydepositscheme.com/tds-custodial/). You will be advised of your reference number and confirmation of registration within 14 days of the tenancy start date.

• Utilities - You are responsible for the full payment of all utilities associated with the property unless otherwise stated.

• Insurance - You are advised to insure all your own possessions with contents insurance, prior to commencement of the tenancy. Any tenants wishing to ignore this advice, do so at their own risk.
