Holding Deposit

To secure a property, the equivalent of one week’s rent is payable once the landlord and tenant agree to proceed. This is refunded against the first month’s rent — unless you fail referencing due to misleading information, decide not to proceed, fail the Right to Rent checks, or don’t take all reasonable steps to enter into the tenancy, in which case it may be retained.

Security Deposit

A maximum of the equivalent of 5 weeks’ rent — or 6 weeks’ rent where the annual rent is over £50,000. A Zero Deposit Guarantee option may also be available as an alternative to a traditional cash deposit.

Right to Rent

Anyone aged 18 or over living at the property must be named on the tenancy agreement and provide proof of their Right to Rent in the UK. More information: gov.uk/private-renting/document-checks

Referencing

You’ll need to provide proof of address for at least three years, a reference from your previous landlord or agent (where applicable), and pass our affordability checks.

Move-in Monies

Once satisfactory references are obtained, you’ll receive a request for payment detailing all money due before moving in. We require cleared funds before the tenancy start date, and only accept payment via bank transfer.

Charges during your tenancy

Rent Arrears

Charges are set at 3% above the Bank of England base rate and apply once rent is 14 days in arrears.

Lost Keys

Standard key £20, specialist door key £30, key fob £60 (inc VAT).

Changes & Amendments

Change of sharers and amendments to the tenancy agreement are charged at £50.00 (including VAT).

Early Termination

At the landlord’s discretion, if you ask to end the agreement early (before the notice period is satisfied), rent is payable until a new tenant occupies the property, plus the landlord’s reasonable re-letting costs, payable in advance.

Your deposit is protected by the Tenancy Deposit Scheme (tenancydepositscheme.com). You’ll receive your reference number and confirmation of registration within 14 days of the tenancy start date.

You’re responsible for full payment of all utilities associated with the property, unless otherwise stated.

Insurance

We strongly advise insuring your own possessions with contents insurance before the tenancy begins. Tenants who choose not to do so do so at their own risk.
